Termite swarms (technically an alate flight) happen when a mature colony sends out winged reproductives to start new nests. In Sydney they typically appear on warm, still, humid evenings from September through to March, often the day after rain.
Why Sydney's soil makes it worse
Across Macarthur, Oran Park, Gregory Hills and Spring Farm, reactive clay soils shrink and swell with the seasons. That movement opens hairline cracks in slabs and around service penetrations, exactly the concealed, moist entry paths subterranean termites look for.
In older suburbs like Merrylands, Liverpool and Penrith the risk shifts to timber-framed homes, retained garden beds against brickwork, and decades-old stumps left in the ground after landscaping.
Signs you can see without opening a wall
Discarded wings on window sills and around outdoor lights are the clearest early flag. Mud leads on piers, brick perimeters or inside garage corners are next. Then there is the sound test: skirting, door jambs and architraves that sound hollow or papery when tapped.
Bubbling paint, sticking doors and a ceiling cornice with an unexplained sag also belong on the list. None of them prove termites on their own, but together they justify a proper inspection.
What we actually do about it
A PestGuard Sydney termite inspection follows AS 3660 and covers the interior, roof void, subfloor, perimeter, fence lines and any nearby stumps or timber stacks. We use thermal imaging and moisture meters rather than guesswork, and you get a photo report you keep.
Where activity is confirmed, we do not spray and hope. Treatment is matched to the situation: in-ground baiting to take the colony out, chemical soil barriers to protect the structure, or both.
Quick takeaways
- Swarms peak on humid Sydney evenings from September to March
- Discarded wings and mud leads mean a colony is already close
- Annual AS 3660 inspections are the cheapest form of termite insurance
- New estates on reactive clay are highest risk, not lowest
